Palm Hills chose Km 238 on the International Coastal Road for the project, west of the traditional North Coast communities and within the Ras El Hekma area. The site connects directly to the coastal road, and can also be reached via the new Fouka Road and the West Coast axes.
The project extends along a seafront about 4.8 kilometres long, which made it possible to distribute the residential neighbourhoods at different degrees of proximity to the beach.

OBMI prepared the master plan for Hacienda Ras El Hekma, allocating only about 14% of the land to buildings, against 86% for green areas, lakes, walkways and open spaces. This distribution helps reduce building density and gives the villas more comfortable distances from neighbouring buildings.
The villas combine spacious reception rooms, outdoor terraces and private gardens, with facades that let in natural light and make the most of the view direction. Home locations also step through the project, with villas closer to the sea and others overlooking the lakes or the gardens, plus large models suited to families that need multiple bedrooms and separate areas for guests and services.
